Dany

Dany Estate was the pilot project to measure the potential of a private neighbourhood development, independently financed, serviced and maintained by H.F.P.
Dany Estate is a private, low-density, residential estate, east of Ebute-Metta on the Lagos mainland, a seven minute drive from Lagos Island.  The development, the first of its kind in Lagos, consists of 37 high-class, superbly built, four-bedroom duplex houses. The estate has well-maintained and illuminated roads with excellent drainage facilities, a borehole with a water treatment plant, a tennis court, squash court, swimming pool, an exclusive clubhouse and a stand-by generator.  The estate provides luxury living standards with the advantage of easy access to and from the island and many parts of the Lagos mainland. All these serve to make the estate one of the most sought-after residential areas in Lagos.


Dolphin

Dolphin Phase I

A project targeted at the upper-medium income class and built at Dolphin Estate near Ikoyi. It consists of 646 duplexes of four bedrooms, each with an area of 150m². The total built-up area in this phase was 102,068m².

Dolphin Phase II

Having executed Phase I of the Dolphin Project in 1991 for the Lagos State Development and Property Corporation, HFP was awarded the construction of Phase II of the Dolphin Project. This phase included 236 four bedroom duplexes, 440 three-bedroom flats and 136 flats of two bedrooms each. The project was completed in 1997.
In both phases of the Dolphin development, H.F.P. was responsible for the entire infrastructure: sand filling, power, water supply, sewage systems, roads, pavements, fences, drainage and street illumination.
H.F.P. was also awarded the project to develop 20 plots of land with a total area of 13,300m², on which it built 20 luxury units of its popular New Garden House model. This is a four-bedroom house with a total built-up area of 250m².
Road construction work is of the highest quality, with stone paving and good drainage facilities. The location combines the advantages of an already developed neighbourhood with the exclusivity of a private mini-estate.

Ebbuta Metta

A large-scale, medium housing scheme built on swampland in the Ebute-Metta area, involving the construction of 528 four-bedroom flats, each with a built-up area of 125m² and a total area of 66,000m².


Victoria Garden City

Due to chronic traffic congestion in Lagos, difficult access and inadequate parking facilities, the trend in the 80’s and early 90’s had been for commercial and residential tenants to locate or re-locate to Victoria Island and neighbouring Ikoyi. Ikoyi, having been fully developed, was predominantly residential and therefore most of the office development had to be located on Victoria Island.
Victoria Garden City (VGC) was conceived in response to this situation. There was a need for a large, quality and comprehensive estate to ease the overcrowding and the acute accommodation shortage that had led to the unregulated use of residential and commercial land in Victoria Island and other parts of Lagos.
The Government recognized that it had to allow development in the outlying areas in order to reduce density and provide breathing space in residential areas. This gave them the idea of awarding land to 17 entrepreneurs for development towards the northern area of the city, thereby creating an urban continuum from the city to the Lekki Expressway.
H.F.P. was awarded the area furthest away from existing development and like most of the swampland along the shores of the Atlantic Ocean, it was infested with crocodiles and snakes.  
This did not deter H.F.P. On the contrary, H.F.P. rose to the challenge and build Victoria Garden City, a complete residential suburb to the north of Victoria Island, at the Lekki Peninsula area alongside the Lagos Lagoon. Within 10 years, H.F.P. transformed the swamp into a flourishing and prestigious neighbourhood, while simultaneously revolutionizing residential culture in Nigeria.
VGC was a scheme planned for 3,000 low-density houses, commercial offices and other facilities. The city was to be developed over 200 hectares of land. It would provide a serene environment, devoid of the stress that characterised life in the larger Lagos metropolis.
The first stage lasted a few months. H.F.P. operated a convoy of hundreds of trucks, carrying sand to dry out the swamps and flatten the ground. The engineers then came in to plan and supervise the construction of the raised platforms and the irrigation channels, in order to enable safe construction on the surface of the former swamp.
The first 230 clients made down payment s on their houses and then the Naira collapsed - a devaluation of 400%. Nevertheless, H.F.P.’s credibility was further enhanced because it refused to ask these customers to pay more than they had already paid. H.F.P. swallowed millions of dollars worth of losses, and they delivered the houses as promised.
Victoria Garden City was designed according to contemporary urban planning principles and infrastructure systems. The emphasis is on comfort, quality residential amenities, and providing a conductive commercial setting to create the ideal atmosphere for living and recreation for a population of 30,000 residents. There are ready-made plots and different types of houses, each designed with imaginative but practical use of space to suit different needs and budgets. Each type has its unique appeal and blends perfectly with the surroundings.
With exemplary planning acumen, the major activity zones are well separated, with a ring road around the community, and cul-de-sacs interspersed between streets. There are provisions for residential areas, business offices, a shopping complex, service industries, schools, hotels, a country club, places of worship, emergency services, a petrol station, and a beautiful 50,000m² park, the only proper park in Lagos State.
Residential and commercial plots were sold to individuals and corporate bodies. H.F.P. laid out a network of modern infrastructures for 3,000 housing units. Each client was allocated a plot of land ready for customized building, with pre-planned connections to water, electricity and communications infrastructure.
Since the VGC project began in December 1992, response from individuals, institutions, embassies, public and private sector organizations, has been enthusiastic and sustained.  The concept of buying a ready-made plot and adapting it to one’s own tastes and imagination was a very successful innovation. By the end of 2005, approximately 30,000 Nigerians had made their homes in VGC.
The residents appreciate quality, order and aesthetics. Even before full development and occupancy of the city was achieved, the residents’ purchasing power was capable of sustaining the range of quality commercial establishments planned for the City.
The residential area comprises different types of fully and semi-detached houses and blocks of flats built by H.F.P. or private developers. The entire area is resplendent with flowers, plants, lawns and gardens, creating a “green environment”. Detached houses are arranged along the tranquil lagoon waterfront to maximize the scenic view. A network of cul-de-sacs is used to give residential properties maximum privacy, seclusion and security.
The infrastructural standards at VGC are comparable to those in the U.S. and England: interlocking paving stone-surfaced roads, storm drainage, pavements, walkways, two recreational parks, street lighting with underground cables, electrical services, a treated water supply (24 hours a day, 365 days a year), and advanced telephone and Internet services.
In order to achieve the phased development of Victoria Garden City within the timetable and budget, H.F.P. with the support and cooperation of the local authorities, set up an efficient estate management scheme to ensure proper maintenance, including street light repairs, road clearing and maintenance, gardening, and refuse collection. In addition, H.F.P. provides 24-hour security for the entire city.

Mayfair

The overwhelming success of VGC led to the development of Mayfair Gardens, a medium income housing solution for those looking for H.F.P. quality and VGC standards at affordable prices. Once again, H.F.P. was able to define what the people really wanted, and create a project to satisfy public demand. Here too, success lies in the infrastructure, the ground preparation, the leveling, the construction of solid foundations and the assurance of quality housing with ongoing maintenance in the future.
Once VGC prices rose out of the reach of the middle-class, H.F.P. stepped in to create a similar, and in some cases even more advanced, project in the middle income range; a project of 1,200 units, including children’s playgrounds, parks and a 6,5km jogging track circling the entire development.
A section is also being created for those interested in building their own homes from scratch, in a safe and serene environment with first class infrastructure.
24-hour treated water is supplied by VWSL and VGC Comm (Globe’s communications subsidiary) is responsible for quality, reliable and efficient communication services. Mayfair Gardens allows medium income earners to fulfill their dreams of owning their own home in a unique, world-class environment.

Navy Town    

The Nigerian Navy commissioned H.F.P. to construct 300 different types of flats at its barracks in Naval Town, off the Lagos-Badagry Expressway. The project involved the construction of approximately 2,000 low cost 1-2 bedroom flats.
